Offers to buy and offers to sell property are not evidence of value and shall be disregarded by you in determining fair market value.
NOTE ON USE
Use this instruction if reference has been made to offers to buy or sell property during the presentation of proof on the market value of the property.
COMMENT
Offers may not be used to establish market value. North Coast R. Co. v. Newman, 66 Wash. 374, 119 P. 823 (1911); Chicago M. & St. P. Ry. Co. v. Alexander, 47 Wash. 131, 91 P. 626 (1907).
