RULE 12-305. ENFORCEMENT OF LIEN
(a) Time for Filing Motion to Enforce. A plaintiff may not enforce a lien or execute on a bond given to obtain a release of the lien until the lien has been established by a judgment. To enforce a lien or to execute on any bond given to obtain a release of the lien, the plaintiff shall file a motion in the original action within one year after the date on which the complaint to establish the lien was filed. The motion to enforce may be included in the original complaint to establish the lien.
(b) Order. An order granted pursuant to a motion to enforce shall direct that the land be sold unless the amount found to be due is paid on or before a date specified in the order, which shall be not more than 30 days after the date of the order.
(c) Sale. The sale shall be conducted pursuant to Title 14, Chapter 300 of these rules.
